The Alderdale East Vineyard and development property is within the desirable Horse Heaven Hills American Viticulture Area (AVA). The Horse Heaven Hills AVA is home to 26% of the state’s vineyards (15,534 acres) and the source for five wines that have scored 100 points from Washington. There are two newer Orchard-Rite propane fired, Ford V-12, engine on ground wind machines for air drainage assistance. The 9 tower, wiper pivot, is a very old Pringle unit that is owned by the tenant (Mercer Ranches) so a new above ground system will be necessary. All of the area crops are grown on this site including potatoes. Water is provided from the Carma Irrigation Company (Mercer Canyon Inc). The deeded Memorandum of Water Agreement “entitles the irrigator to receive water to be used upon the subject real property. Irrigator shall receive minimums of 7.38 to 7.5 gallons per minute/per acre under each of three surface water rights permits and shall have the right to irrigate up to 246 acres.” However, this water is used in two locations therefore only the acres above are included in this sale offering.
